In the same way, when you purchase a property below market value or where the current tenants are paying less than the market rent, you can quickly increase your cash flow (by increasing the rent to market value) and/or grow your equity (by obtaining a valuation, which shows the true market value of the property).

Let’s say you decide to make your next investment in your own suburb. A creative approach might be to have a leaflet prepared along the lines of "Private Local Home Buyer – Immediate Inspection, Fast Settlement, Save Thousands in Agents Fees".

You could have the leaflet distributed repeatedly in your local area over several weeks. This process has proven successful for many investors. Even real estate agents regularly distribute cards and leaflets to obtain property listings. This can be a low cost way to source properties, and the return on this investment is potentially large.
